Property Manager – Operations & Resident Services

Madison, WI

BMOC is seeking a motivated, service-driven Property Manager to join our Madison headquarters team. This role is ideal for someone who enjoys working directly with residents, driving leasing results, and keeping daily operations running smoothly.

You will be the in-office face of our portfolio, balancing leasing, resident services, and operational coordination while working closely with leadership.

What You’ll Do

Leasing & Resident Experience

  • Conduct property tours and follow up with prospects to convert leads into signed leases
  • Serve as primary in-office contact for residents
  • Resolve issues professionally and efficiently

Delinquency & Compliance

  • Monitor rent collections and manage delinquency
  • Prepare statutory notices in compliance with Wisconsin law
  • Maintain organized and compliant resident records

Operations & Maintenance Coordination

  • Track work orders and monitor turn progress
  • Coordinate with maintenance to ensure timely completion
  • Serve as liaison between residents and internal teams

Front Office Leadership

  • Represent BMOC at our Madison headquarters
  • Help manage front desk coverage scheduling
  • Support communication across accounting, marketing, and operations


What We’re Looking For

  • 1–3 years of property management or leasing experience preferred
  • Confident conducting tours and following up with prospects
  • Strong communication and organization skills
  • Working knowledge of Wisconsin landlord-tenant law and Fair Housing standards
  • Ability to manage multiple priorities in a fast-paced environment

Compensation & Growth

Base Salary: $35,000 

Commission: $100 per executed lease (new leases and renewals). Up to $11,000 based on defined performance criteria 

Performance Bonus: Up to $4,000 based on measurable goals

Total Target Compensation: Up to $50,000 based on experience and results.

Year-End Bonus: Discretionary bonus based on overall company profitability and individual performance.

This role provides hands-on exposure to portfolio operations, revenue-driving initiatives, and cross-functional leadership within a growing property management organization.
