Position Summary

BMOC is hiring a Painter / Drywall Repair Technician - Level I to support apartment turns, common area painting, and renovation work across our Madison portfolio.

BMOC, Inc. is seeking a dependable and detail-oriented Painter / Drywall Repair Technician - Level I to support our residential portfolio in Madison, Wisconsin. This role is responsible for painting and related surface preparation across apartment units, common areas, fraternity houses, and renovation projects.

This is a hands-on role for someone with a solid foundation in residential painting who can work independently on day-to-day assignments and produce consistent, professional results.

Key Responsibilities

  • Complete painting for unit turns, occupied units, common areas, hallways, stairwells, and other residential spaces
  • Perform touch-up painting using building-standard paints and finishes
  • Assist with painting-related renovation work and special projects across the portfolio
  • Prepare surfaces properly, including sanding, patching, scraping, caulking, priming, masking, and cleaning
  • Perform minor drywall repairs, including patching and texture matching where needed
  • Maintain clean, safe, and organized work areas during and after each project
  • Document completed work and related notes in Entrata or other assigned maintenance systems
  • Report property conditions or repair issues observed during painting work to management
  • Coordinate with property management, maintenance staff, and other team members to complete projects on schedule
  • Travel between properties as needed to support operational priorities
  • Participate in the emergency on-call rotation and respond to urgent maintenance needs as required

Qualifications

  • High school diploma or equivalent preferred
  • Prior painting experience required, preferably in residential, multifamily, apartment, or student housing settings
  • Working knowledge of basic painting methods, materials, tools, and safety practices
  • Ability to complete routine painting assignments with limited supervision
  • Experience with surface preparation and minor drywall repair
  • Strong attention to detail and commitment to clean, professional finishes
  • Ability to communicate clearly with supervisors and team members regarding project status, needs, and issues
  • Reliable, punctual, and able to manage time effectively
  • Valid driver’s license and reliable vehicle required
  • Authorization to work in the United States required

Preferred Qualifications

  • Experience with apartment turns, student housing, or high-volume residential painting environments
  • Experience painting fraternity houses or multifamily residential properties
  • Ability to identify when wall damage, moisture issues, or other conditions should be escalated

What “Painter I” Means at BMOC

Painter I is not an entry-level trainee role, but it is also not a master painter role. This position is intended for someone who comes in with a solid base of painting knowledge and practical experience, can produce quality work, and is ready to grow further in the role.

Physical Requirements

  • Ability to stand, walk, bend, kneel, crouch, reach, and climb for extended periods
  • Ability to climb ladders and work at varying heights as needed
  • Ability to lift, carry, and move painting supplies, ladders, and materials
  • Ability to perform repetitive hand and arm movements such as brushing, rolling, sanding, scraping, and patching
  • Ability to work indoors and outdoors in a range of weather and temperature conditions
  • Ability to work around paint fumes, dust, and standard job-site materials while using appropriate protective equipment
  • Ability to safely operate hand tools, power tools, ladders, and painting equipment required for the job

Compensation

  • $25.00–$29.00 per hour, based on experience and qualifications

Schedule

This position may be full-time or part-time, depending on business needs and candidate availability. Hours may vary based on turn season, project schedules, and property needs. This role is also part of the emergency on-call tree.
