Maintenance Technician – Student Housing (Downtown Madison)
BMOC, Inc. | Full-Time
About BMOCBMOC, Inc. is a third-party property management company specializing in student housing, conventional multifamily, Greek housing, and commercial real estate. We are known for operational excellence, proactive maintenance, and well-run communities that residents and owners can count on.
The RoleWe’re hiring a Maintenance Technician for one of our student housing communities in Downtown Madison. This role is for someone who has moved beyond basic handyman work and can confidently handle most day-to-day repairs on their own, and who wants to keep building skills in HVAC, electrical, and building systems.
You’ll work closely with our property management team to keep the building safe, functional, and well cared for. You’ll own your work orders from start to finish and play a key role during the annual student turnover.
What You’ll Do
- Complete maintenance requests promptly, accurately, and professionally
- Diagnose and repair common plumbing issues, including leaks, clogs, faucets, toilets, and garbage disposals
- Troubleshoot and repair appliances such as refrigerators, ovens, dishwashers, washers, and dryers
- Perform basic electrical work, including outlets, switches, light fixtures, and breakers
- Handle routine HVAC tasks such as filter changes, thermostat issues, and basic heating and cooling troubleshooting, escalating to vendors when needed
- Complete drywall patching, painting, and general repairs to doors, locks, windows, and flooring
- Carry out preventative maintenance and unit inspections to catch problems early
- Support annual move-out and move-in turnover: unit inspections, repairs, punch lists, and make-ready work on a tight timeline
- Maintain common areas and exterior grounds
- Coordinate with outside vendors and confirm their work meets BMOC standards
- Keep work orders and records accurate in our mobile maintenance system
- Take part in an after-hours on-call rotation for emergencies
