Job Title: Grounds Keeper – Apartment Portfolio

Job Summary:

We are seeking a dedicated and detail-oriented Grounds Keeper to join our property management team for our apartment portfolio. The ideal candidate will be responsible for maintaining the cleanliness, safety, and visual appeal of the outdoor areas of our residential properties. This position requires a proactive approach to landscaping, maintenance, and customer service, ensuring a welcoming environment for our residents and their guests.

Key Responsibilities:

1. Landscape Maintenance:
- Mow, trim, and edge lawns and gardens to ensure a neat appearance.
- Plant, water, and tend to flowers, shrubs, and trees, maintaining the overall landscape design.
- Apply fertilizers, herbicides, and pesticides as needed while adhering to safety standards and regulations.

2. General Upkeep:
- Conduct regular inspections of grounds to identify and address maintenance needs or safety hazards.
- Remove debris, leaves, and litter from outdoor areas, including parking lots, walkways, and common spaces.
- Ensure proper functioning and cleanliness of outdoor amenities, such as playgrounds, benches, and gazebos.

3. Snow and Ice Removal:
- Clear snow and ice from walkways, parking lots, and other critical areas during winter months to ensure safe access for residents.

4. Maintenance and Repairs:
- Perform minor repairs to fences, gates, and outdoor facilities as needed.
- Report any major maintenance issues to the property management team promptly.

5. Equipment Operation:

- Safely operate and maintain landscaping equipment, such as mowers, trimmers, leaf blowers, and other tools.
- Adhere to company policies regarding equipment usage and maintenance.

6. Documentation and Reporting:
- Maintain records of work completed and report to the property manager on the condition of grounds and any necessary requests for resources or assistance.

Qualifications:

- High school diploma or equivalent preferred.
- Previous experience in landscaping, grounds maintenance, or a related field is a plus.
- Familiarity with landscaping equipment and tools.
- Strong attention to detail and ability to work independently as well as part of a team.
- Basic knowledge of plant care and horticultural practices is desirable.
- Ability to lift heavy objects and perform physical labor in a variety of weather conditions.
- Excellent communication skills and a customer-focused attitude.
