Job Summary

We are seeking a driven, experienced, and leadership-oriented Property Manager to take ownership of a multi-site portfolio in Madison, Wisconsin. This role involves major operational clean-up, and the right candidate will have the skillset, drive, and independence to bring order, professionalism, and accountability to these communities.

This is not a passive or desk-bound role — we're looking for someone who is eager to lead, inspire, and drive results while building strong relationships with residents, vendors, city officials, and property owners.

Key Responsibilities of the Property Manager

  • Full operational oversight of assigned residential properties

  • Create and implement corrective action plans to address operational deficiencies

  • Lead leasing, collections, maintenance coordination, vendor relations, and tenant communications

  • Represent the property and BMOC in meetings with city inspectors, community leaders, and owners

  • Navigate eviction court processes and collections with confidence and professionalism

  • Ensure compliance with all legal, regulatory, and safety requirements

  • Maintain accurate records in Entrata and provide timely reporting to ownership

Qualifications of the Property Manager

  • Proven record of success in property management, this role requires a track record, not potential alone

  • 3+ years of experience managing residential properties, ideally in a multi-site capacity

  • Experience in eviction court proceedings, collections, and ownership reporting

  • Strong leadership skills and desire to grow into senior management

  • Ability to handle ambiguity and develop structure from chaos

  • Comfortable engaging with city officials, inspectors, owners, and community leaders

  • Excellent communication, conflict resolution, and organizational skills

  • Strong command of Entrata or similar property management software

  • High school diploma or GED required, college degree preferred

  • ARM or CPM certification preferred (or interest in pursuing)

  • Wisconsin Real Estate License preferred or willing to obtain
