Role Overview 

BMOC is seeking an Area Property Manager to lead our Madison portfolio while stepping onto a defined leadership track. You’ll begin with hands-on operational oversight and direct reporting to the CEO and Chief of Staff. As you stabilize portfolios, develop talent, and solve complex operational challenges, you’ll take on expanded responsibilities in corporate strategy, business development, and office-wide leadership.

This role is designed for someone with the hunger and potential to grow into an executive position of influence, a right hand to senior leadership.

Key Responsibilities

Operational Leadership

  • Oversee Madison's multifamily portfolio, driving leasing, NOI, delinquency, and resident satisfaction.

  • Supervise and mentor Property Managers; enforce SOPs and accountability.

Strategic & Executive Leadership

  • Represent BMOC with owners, boards, and vendors.

  • Step in for executive leadership when required.

  • Contribute to cross-departmental strategy, planning, and performance reviews.

Business Development

  • Collaborate with the CEO on investor engagement and client acquisition.

  • Support preparation of pitch materials, case studies, and prospect follow-ups.

  • Help refine BMOC’s service offerings and market positioning.

Cross-Functional Coordination

  • Partner with Accounting, Maintenance, HR, and Marketing to resolve systemic issues.

  • Negotiate vendor contracts and ensure performance-driven terms.

Qualifications

  • Bachelor’s degree required; advanced degree or certifications (ARM & CPM) preferred.
  • 5+ years in property management leadership, ideally in student housing and/or multifamily.
  • Proven success in turnaround, value-add, or redevelopment operations.
  • Strong financial acumen: NOI drivers, owner reporting, GAAP familiarity.
  • Experience with Entrata or similar systems.
  • Executive presence and maturity — able to represent BMOC and stand in for senior leadership.
  • Track record of leading teams, solving complex problems, and scaling responsibility.
  • Excellent written and verbal communication.
  • Willingness to travel locally (10%) and nationally for select events.
